Smoking: No smoking is to be done inside the home or any enclosed space. Smoking is allowed only outside and guest agrees that cigarette butts and all associated waste shall be properly disposed of.
Pets: Pets require owners advance permission. A non-refundable pet fee will be charged. Please note that not all properties accept pets.
Gas BBQ grill: If a gas BBQ grill is provided; the grill is for cooking only. Do not place charcoal in the gas grill. If you run out of gas, you are responsible for filling the tank. Simply disconnect the tank, take it up to the local hardware store, and for approximately $20.00 they will give you a new, freshly filled tank. We will reimburse you for the charge. PLEASE, PLEASE when you finish cooking and while the grill is still warm, please give the grill a quick cleaning. Do not leave the grill dirty for the next group.
Phone service & utility charges: No phone service is provided. Most properties include utilities. Please note private homes may charge extra for electric. Please do not run the central AC while the doors and windows are open to avoid additional utility charges or damaging the compressor.
Conserve water: Please be conservative when using water as it is an expensive commodity in the Keys.
Return of Damage/Security Deposit: On monthly rentals, if no damage, the security/damage/utility deposit shall be returned within 30 days of departure. Should any repairs need to be made, the excess security/damage deposit, if any, shall be returned within 60 days along with the receipts associated with the repairs.
Cleaning: The rate above includes normal exit cleaning. The unit is cleaned before you arrive and again after you depart. Additional cleaning during your stay is not included unless arranged in advance for an additional charge per cleaning. The unit shall be returned in the condition found with the exception of normal cleaning and normal laundry. Furniture shall not be rearranged. Since a washer/dryer is provided, renter and guests shall keep up with their use of linens and towels and leave only one set of linens and towels per room upon departure. Dishes shall be left clean and properly stored. The last load of dishes, once washed, may be left in the dish-drainer or dishwasher.
Liability: The renter warrants that the renter, and all persons accompanying renter, agree to hold harmless the owner of the property and his agents or assigns, from any liability due to injury, loss of life or loss of property by the renter or any persons accompanying the renter.
Obligation of property manager: Property Manager agrees to make the property available for the above dates to the above renter in clean and proper working condition. Should any condition or circumstance arise that would prevent the owner from fulfilling the obligation, including acts of nature, hurricane damage or any change in local vacation rental ordinances, property manager agrees to do everything possible to find alternative equivalent or satisfactory accommodations, but the only obligation in such case, or in any other case, shall be to the property manager for the return of all monies paid.
Check-in: Normal check-in time is 3:00 pm. Please contact property manager a few days prior to arrival for possible early check-in.
Check-out: Check out time is 10:00 am.
Cancellation Policy: Reservations are not cancelable and the payments are non-refundable within 60 days of arrival. Renter is encouraged to purchase trip insurance to protect their investment.
Terms: Payment of 25% is due upon executing of lease agreement. The balance will be due 60 days of arrival. If less than 60 days of arrival the full amount will be due. Payment in the form of a credit card or check is acceptable. Checks are to be made payable to Florida Keys Real Estate Co.
